Holiday cabins planned for Rosneath

Plans have been lodged for six new holiday cabins to be built in Rosneath.

The proposals – put forward by the owners of the Riva hotel and restaurant in Helensburgh – would see the accommodation installed on land south of Camsail Bay in the village.

Parking is proposed for 10 vehicles as part of the plans, including two electric vehicle charging points, along with footpaths to each cabin.

A design statement by agents Glampitect, submitted alongside the formal planning application, says: “All units are to be manufactured off-site and to be delivered pre-fabricated.

“Two cabin sizes are to be incorporated within the design, one providing a two-bed cabin and another providing a three-bed cabin.

“The site operators own and run a local hotel in the heart of Helensburgh, Riva Boutique, and therefore have an established reputation within the area.

“The proposed site will provide subtle and discreet countryside accommodation for tourists visiting this area’s attractions on short breaks and weekend stays.

“The site will offer contemporary holiday accommodation which is within a suitable travel distance via road or ferry from Stirling, Glasgow, Edinburgh and further afield across the country, thus being suitable for weekend trips and short breaks. The site is well located to allow guests to enjoy the surrounding tourism assets nearby.

“The intention is to allow the units to be utilised as private holiday lets, with one owner per unit.

The site is just off the B833 road at the bottom of Mill Brae

“All owners will own a small portion of land around the unit, which will be theirs to maintain. Access rights over the entrance and parking area will be provided to all owners and will be maintained by all.

“Owners will not be permitted to lease out the units as a permanent residence nor will they be permitted to have this as their permanent residence. The site will very much remain as holiday accommodation.”

The statement concluded: “We anticipate that the proposed site will create potential employment opportunities for people in the local area.

The operator also intends to build on existing relationships they have with other local businesses in the area to offer their goods and services to the guests, including taxi services, shops, pubs, and restaurants to name but a few.

“The operator will be promoting these services within the units along with providing the guests with local knowledge of the many beauty spots to visit.”

The plans are available on Argyll and Bute Council’s website – the reference number is  23/00933/PP.
