Peaton house plan sparks objections

Plans to build a new house beside the shore of Loch Long on the Rosneath Peninsula have sparked objections.

Robert MacIntyre wants to build the house off the B833 at Peaton, which his architect says is within the settlement area.

But objectors says it is prone to flooding and contains old woodland as well as wildlife including bats, owls and otters.

There have so far been nine objections to the plan, including one from Cove and Kilcreggan Community Council.

There are a handful of houses at Peaton, which is near to the Coulport armaments depot, but all are on the landward side of the road.

A supporting statement by architect Gordon Harrison says: “The proposed design will be a maximum of one storey and a half modern house.

“It will be a very high-quality bespoke design which will integrate fully into its environment / rural setting. The view from the road should not change as the natural screening will remain.

“The development of the site would have a ‘soft touch’ approach in terms of clearing the site.

“Only the minimum amount of trees / bushes would be removed to form the drive and house so as to enclose the structure in an envelope of existing natural screening.”

But the community council voted this week to oppose the plan, saying the site contains a wide variety of woodland, some of which is probably over 100 years old.

Their objection letter adds: “We think the site is in the flood plain as defined by SEPA’s 100-year flood level predictions.

“Although it is within the settlement area, we think it is an inappropriate use of an area that the community would like to maintain as natural landscape for amenity purposes.”

The community council says access from the B833 would be outside the designated settlement area

Full details of the plan are on Argyll and Bute Council’s website – the reference number is 22/00678/PPP .
