Helensburgh offices development approved by planners

Plans to build new offices at a site in the east end of Helensburgh have received planning permission in principle from council officials.

Rhu-based architect Malcolm Pearson’s proposal for the site at Iona Stables would also see the formation of internal access roads and car parks, as well as a new access junction with the A814.

A separate application for planning permission in principle by Mr Pearson for the same site, for office space and a pub, was approved by Argyll and Bute Council in July 2021.

Council officials approved the latest application under delegated powers, without referring it to elected councillors, saying the proposed development would benefit the local business economy.

In a handling report, the official said: “This is a long-standing business allocation site which is identified within the previous, current and proposed LDP (Local Development Plan) for such purposes.

“This is considered an essential economic development site to provide appropriate employment opportunities in the Helensburgh area.

“The provision of sites suitable for off-base employment uses is an important component of the council’s Rural Growth deal for the Helensburgh area and failure to approve this site would undermine these objectives.

“The proposed development relates to the provision of not just short-term construction jobs, but long-term investment in providing employment opportunities for the area.

“Officers consider this to provide greater weight to the importance of the potential economic benefits of the scheme.

“In all other respects, officers are satisfied that the proposed development is in accordance with the provisions of the Local Development Plan and does not give rise to any material planning considerations that would warrant a departure from these provisions.”

A hotel also previously formed part of Mr Pearson’s plans for the site, but was later removed in early 2020 due to a lack of demand.
